Rafizi misunderstood the Empty Home Tax system

It is regretted that Rafizi Ramli did not do a little bit of search to see the purpose of Empty Home Tax, Cukai Rumah Kosong.

There are millions of houses unoccupied or vacant lots. Different people use different term. Either empty home tax or vacancy tax is used.

The whole process of the housing problem, which should be solved by the parliament members but it is undone. The best system is one citizen can only own a house, regardless of the sizes. The citizen includes the disable people.

How it goes, as we have talked about some time back, but we do it again for the progress of the country.

Read carefully, one citizen owns one house. If your family had 6 members, you were entitled for six houses. Even one of the members is disabled. The allocation is for the family as well as the disabled people. The family can buy a house for him.

Are we doing it? Take example, Rafizi Ramli, from the Wikipedia, his family has three members, one wife, one son. This is meant, he entitled for three houses. How many houses he has ? We do not know, he lives with wife and son, in a house, his quota is THREE.

The empty home tax is to stop the unscrupulous people buying house for profiting. Most of the people in this area, buying house for rent, live on the renting, are the middle class people.

If you knew Rafizi owned more than three houses, you knew why he was not agreeing on this. But, none is being accusing him of owning many houses.

When the housing market is not HOT, the housing developers would not be building the house, how would the developers adding the tax cost on the house?

Less housing development, less land being abused and the nature is not being exploited.

The AI of Google said lots, we do not want to talk about it more.

An empty home tax, also known as a vacancy tax, is a tax imposed on residential properties left vacant for a certain period to encourage owners to rent them outThese taxes aim to address housing imbalances, curb property speculation, and potentially lower prices by discouraging homeowners from holding onto empty properties for profit. The tax is often calculated as a penalty based on the property's value and is levied by various levels of government in different locations like Vancouver, Canada, and Ireland.
How it works
  • Purpose:
The main goal is to reduce the number of vacant properties to increase the available housing stock for renters and buyers.
  • Mechanism:
It is often structured as an annual tax applied to properties that are not occupied for a minimum number of days per year.
  • Payment:
The tax is typically paid by the property owner and is calculated as a penalty on the property's value.
  • Exemptions:
There are often specific exemptions, such as for new properties, properties undergoing renovation, or those vacant for a valid reason.
  • Examples:
    • Ireland: The Vacant Homes Tax (VHT) rate is 5 times the basic rate of Local Property Tax.
    • Vancouver, Canada: Has both a city-level empty homes tax and a provincial speculation and vacancy tax.
    • Malaysia: Experts have called for a vacancy tax to address high vacancy and overhang rates in certain states, though it is not currently implemented nationwide.
Potential effects
  • For owners:
It can be seen as a financial penalty to deter owners from leaving properties empty, encouraging them to rent out units instead.
  • For the market:
The tax may lead to more housing supply being released onto the rental market, potentially stabilizing prices. Some argue it could discourage development if the tax is too high, while others believe it encourages developers to build what the market actually needs.
